Property Manager Ad Horning Management Company, LLC is seeking an experienced and dynamic leader to manage a Class A rental property in the Prince William, Stafford, Fredericksburg area. Successful candidates are expected to effectively manage the operational and financial performance of the asset by developing innovative and cost-effective management strategies to drive revenues. Job Functions:• Managing the financial performance of the property.• Maintain the physical appearance of the property.• Develop and implement strategic marketing plans to achieve budgeted goals.• Ensure follow-up on prospects, new residents, renewals and service request are handled timely and effectively to maintain resident retention goals.• Promote good resident relations.• Oversee Marketing, tenant selection and lease-up, financial duties such as rent collection and record keeping and overall direction and supervision of on-site activities.• Set up and maintain control systems for preventive, routine and emergency maintenance.• Obtain cost estimates and bids from outside contractors; and maintain a follow-up system to see that all work has been performed properly• Maintain the overall control of the resident files in accordance with Management policies and procedures.• Supervise the Rental Office Staff, Engineer and Maintenance Staff and Custodial Staff as well as and any other part time or temporary staff. • Adherence to Managements safety policies and procedures.• Draft and type correspondence related to project matters.• Attends and participates in training seminars as requested.• Prepare monthly variance reports and quarter reports.• Other responsibilities as required by VP.
